Tree roots
The most common cause by a wide margin. Roots find a hairline crack or a joint, get in, and keep growing until the line is packed. The Central Coast is rough on laterals for exactly this reason.
The sewer lateral is the one pipe in your house that is entirely your problem and almost entirely invisible.
In Santa Cruz County, the whole lateral belongs to the property owner. Not up to the property line. All the way to where it ties into the public main, which can mean 50 feet or more of pipe running under your yard, your driveway, the sidewalk, and into the street.
JPlumbing handles sewer line repair in Santa Cruz County and the Pajaro Valley. We camera the line first, show you what is actually wrong, and quote the repair from evidence instead of a guess.
Licensed. Local. Owner on the job.
Selling a home?
Santa Cruz County and the City of Santa Cruz both require a sewer lateral inspection before a home sale closes. The seller has to have the lateral video inspected by a licensed, county-certified plumber, complete any repairs the inspection turns up, and file the paperwork with the jurisdiction before escrow can close.
If the lateral fails, you have two options: repair it to county standard, or formally transfer the repair responsibility to the buyer using the county's Transfer of Responsibility form.
Agents: we can turn inspections around on escrow timelines and get you the report and paperwork.
We start by confirming the problem is in the main line and not a fixture branch, using the cleanout and the pattern of what is backing up. For anything that needs to be seen, we bring in a camera. We will not quote a sewer replacement off a guess, and you will not pay us to dig exploratory holes.
Nobody should pay for sewer work based on a description. The camera turns a $6,000 decision into an informed one, and it is the difference between replacing 12 feet of pipe and trenching the whole yard.
Older neighborhoods across Santa Cruz County and Watsonville have laterals that went in decades ago, and the materials they used all fail in their own way.
The most common cause by a wide margin. Roots find a hairline crack or a joint, get in, and keep growing until the line is packed. The Central Coast is rough on laterals for exactly this reason.
Common in older installs. Joints every few feet, and every joint is a door for roots.
Corrodes from the inside, scales up, and eventually cracks or collapses.
Tar-impregnated wood fiber pipe used mid-century. It deforms into an oval and collapses. If your house has it, you are replacing it, not repairing it.
Ground settles, a section sags, and waste sits in the low spot instead of flowing. Snaking never fixes a belly.
Root-cracked joints from the 1989 earthquake era and the ground movement since. A lot of laterals in this county have taken more shifting than the pipe was designed for.
Worth knowing before you get quotes from anyone.
Not optional, and an unpermitted lateral replacement will surface when you sell.
That is a mandatory call to USA North 811, and it takes a couple of business days. Any contractor who offers to dig tomorrow is skipping it.
Since laterals often run into the public right-of-way, this comes up more often than people expect and it affects both timeline and cost.
Anyone quoting you a sewer replacement without a camera and without mentioning permits is quoting you a number, not a job.
Warning signs
If you have had the main line snaked more than once in a year, snaking is not the answer. Something is wrong with the pipe and a camera will show you what.
